Site design complementary of the adaptive re-use of the historic 1800s livery, providing flood resilience and harmonizing with the Watch Hill community.
One Bay Street is the adaptive re-use of the former Lanphear Livery Stable to a mixed-use commercial and residential facility with interior and exterior community spaces for special events. Built during the late 1800s, the Lanphear Livery is a valuable asset to the Watch Hill resort community that has evolved over time.
Located adjacent to Watch Hill Bay, the main outdoor terrace with permeable pavers takes advantage of bay views while providing a flexible space for community events. Natural stone walls, granite steps and plantings throughout the site and along Bay Street seamlessly blend the site into the surrounding coastal neighborhood. During the restoration process, Richter & Cegan worked closely with the architects to accommodate the challenge of raising the historic structure to meet flood elevation requirements and provide future storm resiliency.
